General Terms of Use of the Website and Accommodation Booking
Please read these terms carefully before making a reservation. By using the website and/or confirming a reservation, you accept them in full.
General Provisions
These terms govern the relationship between the Host and the Guest. The Host may occasionally amend the terms; the version in force at the time of written reservation confirmation shall apply. Individual rules per accommodation unit (e.g. exact check-in/out times, pets, deposit, final cleaning) are specified alongside the accommodation description and/or in the reservation confirmation and form an integral part of the contract.
Use of the Website
The website is used for information and booking purposes. We strive to keep all information accurate and up to date, but we do not guarantee that all content is completely error-free. Any unlawful use (e.g. unauthorized access) is strictly prohibited. Website content is protected by copyright; any further use is allowed only with prior written consent.
Reservation and Confirmation
Reservations are received via an online form. A reservation becomes binding once the Host sends a written confirmation and the deposit has been duly paid. Required details include: full name of the reservation holder, email, phone number, number of persons (including children), and desired dates. The Host may refuse a reservation (e.g. due to incorrect information or suspected misuse).
Prices and Payment
Prices are stated in euros (€). Payment terms (deposit, deadlines) are specified per accommodation; late payment may result in cancellation. For payments from abroad, all bank charges are borne by the Guest; the Host must receive the full amount. Security deposit (if applicable): the amount and conditions are stated in the confirmation.
Cancellation and Changes
Cancellation conditions are defined per accommodation; please review them before confirming. Cancellation must be submitted in writing and is considered received once acknowledged by us. Date changes depend on availability and may incur a price difference and/or a reasonable administrative fee. Cancellation by the Host: in case of force majeure or unforeseen circumstances, we will offer a reasonable alternative or refund the amount paid for unused services.
Arrival, Identification and Registration
Check-in and check-out times are specified per accommodation and/or in the confirmation. Upon arrival, a valid identification document is required for mandatory registration/deregistration in the eVisitor system. The Host is legally required to register all guests and may request necessary personal data solely for this purpose.
Use of Accommodation and House Rules
The accommodation is intended for peaceful, private stays. Parties and any disturbance of public order are not allowed. The number of persons must not exceed the registered capacity without prior written consent. Visitors are not allowed to stay overnight unless included in the reservation. House rules are available in the property. Safety and children: all facilities are used at your own risk; children must be supervised by adults at all times.
Descriptions, Photos and Availability of Amenities
Descriptions and photos represent the accommodation at the time of publication; minor deviations that do not significantly affect quality are possible. Outdoor facilities (garden, terrace, pool) depend on season and weather conditions. In case of malfunction, we will act reasonably and resolve it within a reasonable time; temporary unavailability of certain amenities does not automatically entitle the Guest to a price reduction.
Liability and Damages
The Guest is liable for any damage caused by themselves or persons for whom they are responsible to the property, equipment, or surroundings and must report it immediately. Repair/replacement costs may be covered from the deposit, and any excess damage must be paid by the Guest. The Host is not liable for: theft or damage to the Guest’s personal belongings, injuries caused by negligence, interruptions of utility services due to force majeure, or common environmental allergens.
Termination of Contract for Valid Reasons
The Host may immediately terminate the contract without refund and require the Guest to leave the property if there is: exceeding the maximum number of guests, unauthorized pets, serious violation of house rules, intentional damage, or use contrary to the purpose of the accommodation.
Complaints and Consumer Claims
Any issues must be reported immediately on site so they can be resolved. Written complaints should be submitted. We will confirm receipt without delay and respond within 15 days with a clear statement. If you are not satisfied, you may contact the competent authorities or use alternative dispute resolution (ADR) in Croatia (e.g. mediation).
Force Majeure
In the case of events beyond reasonable control (e.g. natural disasters, government decisions, major breakdowns, strikes), neither party is liable for non-performance. We will reasonably offer a solution (e.g. date change or partial/full refund).
Personal Data Protection (Summary)
The Host processes basic personal data of the Guest for the purpose of contract performance and legal obligations related to eVisitor registration/deregistration. Data is stored for as long as required by law. The Guest has GDPR rights (information, access, rectification, erasure, restriction, portability, objection). Governing Law and Jurisdiction
These terms are governed by the laws of the Republic of Croatia. The parties will attempt to resolve disputes amicably; if that is not possible, the competent court shall be the court with subject-matter and territorial jurisdiction in the Republic of Croatia according to the Host’s registered seat, in accordance with applicable jurisdiction rules. If the Guest is a consumer, this provision does not limit their statutory rights (e.g. the possibility to initiate proceedings before a court at their place of residence, where permitted by law).
